Can you get a Dubai mortgage while living in Canada?
Yes, with the right lender. Several UAE banks lend to people who do not live in the UAE, but not all of them, and not every program accepts every country of residence or income type. A Canadian passport or a good salary is a starting point, not an approval.
Official rule The UAE Central Bank sets ceilings for every mortgage: for expatriates up to 80 % of the value on a first home under AED 5 million, 70 % above it, 60 % on a second or investment property and 50 % on off-plan property, a debt burden ratio of at most 50 % of gross income and a term of at most 25 years.[1] Non-residents are not a separate category in that regulation. Banks set their own, lower limits for them, and how a bank classifies your purchase, first home or investment property, decides which ceiling applies.
Nexus Bridge experience That is why the headline figures you read online, from 75 to 80 % down to 50 %, are rarely comparable. A ceiling is not a product, and a product is not an approval. In our files the realistic range for a buyer living in Canada is 50 to 65 % financing.
What the lender looks at, in order
- Residence. Living in Canada, living in the UAE and living in a third country are three different files at a UAE bank. A Canadian who already lives in Dubai is assessed as a resident, with more lenders to choose from.
- Income type. T4 salary is the easiest to read. Dividends from your own corporation, contractor income and rental income need more evidence and are sometimes discounted.
- Existing commitments. Your Canadian mortgage, a HELOC, car payments and credit card limits count. A UAE bank does not ignore debt because it sits in Canada.
- Own funds. Down payment and closing costs have to be in place, with a traceable source.
- The property. Developer, building, ready or off-plan, and above all the bank's valuation.
Which Canadian documents to prepare
Bank practice Lists differ between banks, and no bank asks for all of the following at once. This is the set we prepare with clients living in Canada so that no request comes as a surprise:
| Document | Who needs it | Why the bank asks |
|---|---|---|
| Passport, proof of address in Canada | Always | Identity and current residence. |
| Employment letter and recent pay stubs | Employees | Employer, position, start date, salary, permanent or contract. |
| T4 slips for the last two years | Employees, often | Shows the employment income actually paid. |
| T1 General and Notice of Assessment (NOA) | Often, always for business owners | The CRA's assessed income is the figure many lenders trust most. |
| Six months of Canadian bank statements | Always | Payroll deposits, existing debt payments, source of your down payment. |
| Mortgage, HELOC and loan statements | If you have debts | Balances and monthly payments, also for co-signed loans. |
| Canadian credit bureau report | Some lenders | Not a substitute for the documents above; a score alone proves little to a UAE bank. |
| Corporate financial statements, T2, ownership records | Business owners | How income reaches you personally: salary, dividends or both. |
The detail for employees, including how a UAE bank converts a CAD salary, is on the page T4 salary, NOA and CAD income.
How much cash you really need
The down payment is only part of it. Bank practice Since 1 February 2025, following an instruction of the UAE Central Bank reported in the press, banks no longer finance the Dubai Land Department transfer fee and the agent commission, so both come out of your own pocket.[4] The cost model below uses the fees of the Dubai Land Department[2][3] and our own model figures for the valuation and the bank fee.
Worked example Apartment at AED 1,500,000, financed at 65 %, CAD at the Bank of Canada rate of 9 October 2026 (1 CAD = AED 2.5734)[5][6]:
| Item | AED | CAD |
|---|---|---|
| Dubai Land Department transfer fee, 4 % of the price | 60,000 | 23,315 |
| Title deed, site plan, DLD knowledge and innovation fees | 520 | 202 |
| Registration trustee (the office licensed by the DLD to process the transfer), incl. VAT | 4,200 | 1,632 |
| Agent commission 2 % plus 5 % VAT | 31,500 | 12,241 |
| Developer no-objection certificate, NOC (AED 500 to 5,000) | 2,000 | 777 |
| Mortgage registration, 0.25 % of the loan plus AED 270 | 2,708 | 1,052 |
| Bank valuation (our model AED 2,600), incl. VAT | 2,730 | 1,061 |
| Bank processing fee, up to 1 % plus VAT | 10,237 | 3,978 |
| Dubai Electricity and Water Authority (DEWA) deposit, refundable, and connection | 2,110 | 820 |
| Closing costs, total | 116,005 | 45,078 |
| Down payment, 35 % | 525,000 | 204,010 |
| Cash needed to close (42.7 % of the price) | 641,005 | 249,089 |
If the bank finances only 50 %, the down payment rises by AED 225,000 (about CAD 87,433) to AED 750,000. The cash-to-close calculator lets you enter your own price, valuation and loan-to-value.
Bank practice One more trap: many lenders calculate the loan on the lower of the purchase price and their own valuation. If the valuation comes in below the price, the gap is yours to fund. This is lender practice, not a rule of the Central Bank, so ask your bank how it works before you sign the sales contract.
Earning in CAD: exchange rate, rate rises, stress test
The dirham is pegged to the US dollar at 3.6725[6], not to the Canadian dollar. Every repayment is made in AED, so when the Canadian dollar weakens against the US dollar, the same payment costs you more in CAD.
Worked example Loan AED 975,000 over 25 years:
| Scenario | Payment, AED | Payment, CAD |
|---|---|---|
| 5.5 %, CAD at today's exchange rate | 5,987 | 2,327 |
| 5.5 %, CAD 10 % weaker | 5,987 | 2,585 |
| 6.5 %, CAD at today's exchange rate | 6,583 | 2,558 |
| 6.5 %, CAD 10 % weaker | 6,583 | 2,842 |
The practical test for you as a borrower: would the 6.5 % line with a 10 % weaker Canadian dollar still be comfortable? If not, that is a sign to look again at the price, the loan amount or your reserve. Our examples assume a rate fixed at 5 to 6 % for an initial period; actual offers vary by lender and over time.[7]
Official rule If you repay early, for example after selling, the early settlement fee on a home loan is capped at 1 % of the outstanding balance or AED 10,000, whichever is less.[15] Bank practice Lenders usually also require life insurance assigned to the bank and property insurance; budget for both on top of the payment.
Your Canadian mortgage, HELOC and car loan
Official rule All debt payments together may take at most 50 % of gross income.[1] Bank practice Banks apply this to your total commitments, and many apply their own lower internal limit to non-residents.
Worked example Gross income CAD 150,000 a year is about AED 32,168 a month. The Dubai payment of AED 5,987 alone is 18.6 % of that. Add a Canadian mortgage payment of CAD 2,500 a month and the ratio is 38.6 %. Add a car payment of CAD 700 and it is 44.2 %, possibly above a bank's internal limit for non-residents.
Official rule Under OSFI Guideline B-20, federally regulated lenders in Canada are expected to keep the revolving HELOC portion within 65 % of the home's value, and a HELOC combined with an uninsured mortgage within 80 %; provincially regulated lenders such as credit unions follow their own rules.[14] Whatever you have drawn is a debt the UAE bank will count.
How a HELOC is counted, which payments can be offset by rental income and what to do before applying is on the page Your Canadian mortgage, HELOC and other debts.
Incorporated owners and the self-employed
A professional corporation, a holding with dividends, a sole proprietorship and an independent contractor look very different to a UAE bank. Bank practice The bank wants to see what reaches you personally: salary, dividends or drawings. Retained earnings in the corporation and company revenue are not your income for this purpose, even if they are yours economically. The page Incorporated owners and the self-employed goes through T1, NOA, T5 slips and corporate financial statements.
Off-plan: the payment at handover
Official rule While a property is still under construction, the ceiling is 50 %.[1] Most off-plan buyers pay instalments to the developer and plan to finance the balance at handover with a mortgage. A payment plan is not a loan commitment: at handover the bank assesses your income again, values the finished unit and applies its rules at that date. Start the process months before the final instalment and keep a reserve for a late or lower valuation. Details on the page Off-plan: financing the handover payment.
Moving money from Canada
Official rule Canadian banks and money services businesses report every international electronic funds transfer of CAD 10,000 or more to FINTRAC and the CRA, including several smaller transfers within 24 hours that add up to that amount.[8] This is routine reporting, not a tax, but the source of every dollar should be documented.
Bank practice The UAE bank will also want to see where your down payment comes from: savings, the sale of an asset, a gift or a loan. Keep the statements that show the money building up. A HELOC draw used for the down payment is a debt the UAE bank will count, and some lenders do not accept borrowed money as the down payment at all.
Bank practice Repayments are usually collected from an account with the lending bank in the UAE, so you will fund that account from Canada every month, at that month's exchange rate and spread. Our page on the UAE bank account for non-residents explains the account side.
The exchange spread is the cost nobody shows you. Compare the rate your Canadian bank offers with the mid-market rate before moving a six-figure amount; on CAD 250,000 a difference of one percent is CAD 2,500.
Signing from Canada: power of attorney
If you do not fly to Dubai for the transfer, someone signs for you under a power of attorney. The UAE is not a party to the Apostille Convention, so the apostille Canada has issued since January 2024 does not help here. A power of attorney signed in Canada is notarized, authenticated by Global Affairs Canada or, for documents from Alberta, British Columbia, Ontario, Quebec or Saskatchewan, by that province[12], then legalized by the UAE Embassy or a UAE Consulate in Canada[13]; in the UAE it is attested by the Ministry of Foreign Affairs and translated into Arabic by a legal translator. Allow several weeks and check the current requirements of the UAE mission before you book anything.
Canadian tax, briefly
Official rule Residents of Canada report their world income.[9] Rent from a Dubai apartment therefore belongs in your Canadian return even though the UAE levies no personal income tax.
Official rule Form T1135 is required if the total cost of your specified foreign property exceeded CAD 100,000 at any time in the year; the simplified method is available only if the total cost stayed below CAD 250,000 throughout the year. A property used primarily for personal purposes is excluded, and the CRA reads "primarily" as more than 50 %. An apartment rented out most of the year counts.[10] The cost amount is what you paid for the property, converted into Canadian dollars, not your equity: an apartment at AED 1,500,000 is about CAD 582,886, well above both thresholds, even if most of it is financed.
Official rule The Canada and UAE tax convention, in force since 25 May 2004, gives the UAE the right to tax rental income and gains from property situated there; Canada keeps the right to tax its own residents on the same income.[11] Since the UAE levies no personal income tax on it, there is normally no UAE tax to credit. Reporting and taxation are separate questions, and a later sale is also calculated in Canadian dollars, so currency movements affect the gain. We do not give Canadian tax opinions; have a Canadian cross-border accountant review your situation before you buy.
Official rule Net rental income from Dubai is added to your other income on the Canadian return, and provincial tax applies as well. On the federal side, the rate on the lowest bracket is 14 % from 2026, after 15 % until 2024 and 14.5 % for 2025; the change received royal assent on 12 March 2026.[19] If you sell, one half of the capital gain is taxable.[18]
Official rule A UAE bank account is not out of the CRA's sight. The UAE has applied the Common Reporting Standard since 2019 and is on the CRA's list of jurisdictions with an agreement to exchange account information with Canada under that standard.[17] Expect to declare your tax residence when you open the account.
Official rule If you plan to move to Dubai later: when you stop being resident in Canada, you are generally treated as having sold most of your property at its market value. The CRA's list of exceptions names Canadian real property, not real property abroad, so a Dubai apartment you still own at that point falls under this deemed sale.[16] Settle this with a Canadian tax adviser before you leave, not afterwards.
The tax statements in this section were checked against the current Canada Revenue Agency and Parliament of Canada sources on 10 October 2026.
What can derail an approval
- A valuation below the purchase price, with no reserve to cover the gap.
- Income that is real but not documented the way the bank needs, typically dividends or contractor income without NOA.
- Canadian debt that pushes the ratio over the bank's internal limit, including an undrawn HELOC some lenders count.
- A recent job change or a probation period.
- A down payment whose source cannot be traced.
- An off-plan handover date that arrives before the bank has finished.
Check this before you reserve
- Which lender, under which current non-resident program, accepts your country of residence and your income type?
- Which loan-to-value does that lender apply, on the price or on the valuation?
- Do you have about 43 % of the price in cash (closer to 58 % at 50 % financing), plus a reserve for a lower valuation?
- Does the payment still work at 6.5 % with a 10 % weaker Canadian dollar?
- Who signs, and is the power of attorney legalized in time?
- Has your accountant looked at T1135 and the tax side, including the departure rules if you may move to Dubai later?
