Start here A non-resident buying in Dubai needs roughly 42 per cent of the purchase price in cash, 35 per cent down payment plus 7 to 8 per cent of costs that cannot be financed. The maximum term is 25 years, total debt service is capped at 50 per cent of gross income, and a bank will only lend against a completed property. Everything below follows from those four facts.
How to read this guide. Every statement is labelled: Official rule a binding requirement set by the central bank or an authority · Bank practice terms set by individual banks, which can change at short notice · Nexus Bridge experience what we observe in live mandates · Worked example an illustrative calculation, not an offer.

Forty questions, grouped. Every regulatory statement is sourced at the foot of the page; anything that reflects bank practice or our own observation is labelled as such. Answers were last reviewed on 5 September 2026.

Mortgages and lending

Can a non-resident get a mortgage in Dubai?
Yes. Banks in the UAE lend to buyers who neither live nor work in the country, secured on freehold property. The typical loan-to-value for a non-resident is around 65 per cent, and in some cases the bank requires 50 per cent equity. The decision belongs to the bank.
What is the maximum mortgage term in the UAE?
Twenty-five years. This is set in the UAE Central Bank's mortgage regulations and applies to every lender in the country, so a longer term is not available as a way to reduce an unaffordable instalment.
How much income do I need for a Dubai mortgage?
Total debt service across all your loans worldwide may not exceed 50 per cent of gross income. An instalment of AED 7,540 therefore requires gross income of at least AED 15,080 a month, roughly EUR 3,800, more if you already carry other borrowing.
Does the bank count my mortgage at home?
Yes. The 50 per cent debt-burden cap covers every existing instalment anywhere in the world, including a mortgage on your own home and a car lease.
What interest rate do non-residents pay in the UAE?
Variable rates are quoted as three-month EIBOR plus the bank's margin, repriced quarterly. EIBOR is published by the central bank each business day; the three-month fixing was 3.88 per cent on 21 August 2026 and around 4.05 per cent in early September 2026. Margins for non-residents are higher than for residents, so an all-in rate near 6 per cent was realistic in September 2026.
Fixed or variable rate?
Fixed periods of one, three or five years are widely offered, after which the loan reverts to variable. On AED 1,170,000 over 25 years, a quarter-point move costs about AED 180 a month and roughly AED 54,000 over the term, which is why the choice deserves a proper conversation rather than a footnote.
Can I finance an off-plan property?
Not with an ordinary mortgage while it is under construction. A UAE bank finances a completed, handover-ready property. Until handover you pay the developer's instalment plan from your own funds. Some lenders offer a handover facility for the final instalment, which is a separate product.
How long does mortgage approval take?
Four to eight weeks from a complete submission to a formal offer letter is realistic. Delays are almost always caused by documents a credit committee cannot interpret, not by creditworthiness.
Should I apply to several banks at once?
With a comfortable profile, comparing two or three offers is sensible. With a tight profile it is counterproductive: several simultaneous applications create several credit enquiries, and a file already declined elsewhere is harder to place than an untouched one.
Can a self-employed non-resident get a mortgage?
Yes, with two to three years of audited or accountant-certified accounts, twelve months of business and personal statements, and the trade licence or register extract. Lenders differ more on self-employment than on almost any other criterion.
Is there an age limit?
Not a federal one, but banks commonly require the loan to be repaid by age 65 for employees and 70 for the self-employed. Because this shortens the term, it raises the instalment and therefore the income required.
Do you receive commission from banks?
No. We receive no commission from any lender. Our fee is paid by the client, never by a bank, which is why we look for the institution whose policy fits the profile rather than the one that pays the most.

Down payment and costs

How much down payment does a non-resident need?
About 35 per cent of the price, plus 7 to 8 per cent of transaction costs that cannot be financed, so roughly 42 per cent of the price in cash. If the bank requires 50 per cent equity, the cash figure rises to about 57 per cent.
What are the purchase costs in Dubai?
The Dubai Land Department transfer fee of 4 per cent, the title deed at AED 250, the registration trustee at about AED 4,000 plus 5 per cent VAT on purchases above AED 500,000, agency commission of about 2 per cent plus VAT, and with a mortgage 0.25 per cent of the loan plus AED 270 for registration, a valuation of AED 2,500 to 3,500 and an arrangement fee of around 1 per cent.
Can the costs be added to the loan?
No. Since February 2025 banks in the UAE may not finance the DLD transfer fee or the agency commission. They come from your own funds.
Is the loan calculated on the price or the valuation?
On whichever is lower. If the bank's valuation comes in below the agreed price, your equity requirement rises and the loan does not.
Why do some buyers have to put down 50 per cent?
Because loan-to-value is a risk assessment. A recent job change, income close to the debt-burden cap, self-employment without clean accounts, an unfamiliar country of residence, existing debt or a property type the bank considers slow to resell will each push the requirement up.
Can I use a personal loan for the deposit?
It is self-defeating. Any new instalment counts towards the 50 per cent debt-burden cap and reduces the mortgage you qualify for, and a loan drawn shortly before completion raises source-of-funds questions.
How much buffer should I plan?
Around 10 per cent of your equity, for a valuation gap or a re-rated loan-to-value. In a market where the overall price index sat 7.7 per cent below its December 2025 peak in July 2026, valuations catching up with prices agreed at the top is a real scenario.

Buying process

Can a foreigner buy property in Dubai without living there?
Yes. In Dubai's designated freehold areas foreign nationals can acquire full ownership regardless of residence. Ownership is registered with the Dubai Land Department and evidenced by a title deed in your name. No residence visa and no Emirates ID are required.
Do I have to fly to Dubai to complete?
No. The transfer can be completed by an attorney under a power of attorney that is notarised at home, authenticated at home (the UAE is not a Hague Apostille country, so an apostille alone is not enough), attested by the UAE embassy and translated into Arabic. The Land Department accepts only powers of attorney with a clearly limited scope. Allow two to four weeks.
What is Form F?
The Dubai Land Department's standard memorandum of understanding between buyer and seller for a completed property, recording price, payment terms and deadlines. A deposit of 10 per cent is customary and should be held by the agent or a trustee, never paid to a private account.
What is Oqood?
The Land Department's interim registration for an off-plan unit, used before the building exists and before a title deed can be issued. Payments on an off-plan purchase go to the project's escrow account.
Do I need a developer NOC?
For a resale, yes. The no-objection certificate confirms there are no outstanding claims on the unit. It usually takes three to ten days and without it there is no transfer.
How long does the whole purchase take?
A cash purchase can complete in two to four weeks after the sale agreement. With a mortgage, four to eight weeks from a complete submission is realistic.
What should I check before signing?
The seller's title deed or Oqood and any registered mortgage; the service charge per square foot and any arrears; whether the unit is tenanted and on what terms; the registration of developer and agent; and whether your lender finances that particular development.
Is there property tax or capital gains tax in Dubai?
There is no annual property tax and no capital gains tax on private property in the UAE. Your own country may still tax rental income or a gain, which is a question for a tax adviser where you are resident.

UAE bank accounts

Can a non-resident open a UAE bank account?
Yes, without an Emirates ID, a visa or a local company. What you receive is a savings account with an IBAN, online banking, a debit card and multi-currency sub-accounts, not a current account with a chequebook, which requires residency.
What does a bank want to see?
Three things, each answered with documents: who you are, where the money comes from, and what the account is for. A passport valid over six months, a second ID, proof of address, proof of income, six to twelve months of statements and an unbroken source-of-funds trail.
How long does it take to open?
Days to a few weeks with a prepared profile. Compliance review is the variable. Any promise of an account in 24 hours describes either a payment provider rather than a bank, or a compliance check that has not started.
Is a UAE account reported to my home country?
Yes. The UAE participates in the automatic exchange of financial account information, so balances and income are reported to the tax authority where you are resident.
Do I need a UAE account before buying?
Not strictly for the transfer, but in practice yes: the mortgage instalment, the service charges and the rent all run through it. Start it in parallel with the financing.

Golden Visa and residency

How many years is the investor Golden Visa?
Ten years, renewable while the conditions continue to be met, from a property value of AED 2 million. The five-year figure that still circulates refers to earlier or different categories.
Does a mortgaged property qualify?
Yes, but the lending bank must issue a no-objection certificate showing the amount paid and the outstanding balance. Whether it does, and on what conditions, varies by institution.
Can the AED 2 million be spread across several properties?
Yes. In joint ownership, however, your own share must itself reach the threshold.
Does the Golden Visa make me tax resident in the UAE?
No. A residence permit alone does not move tax residence. The rules of the country you are leaving matter as much as those of the one you are entering, and the question belongs with a tax adviser.

Letting and running costs

What are service charges in Dubai?
An annual charge per square foot levied by the owners' association. In a well-maintained tower AED 15 to 25 per square foot is normal. On 591 square feet at AED 17 that is AED 10,047 a year, around 13 per cent of a typical rent, and the cost buyers most often leave out of a yield calculation.
Can I increase the rent every year?
Only within the statutory scale, and only if the current rent sits below the average for comparable units. Below a 10 per cent gap no increase is permitted; then 5, 10, 15 and a maximum of 20 per cent as the gap widens. The emirate's rent index decides, not the owner's opinion.
When must I notify a rent increase?
At least 90 days before the tenancy ends. Miss the deadline and the contract renews at the old rent for a full year.
What yield is realistic?
It depends entirely on the property. In one mandate we published in full, an apartment bought at AED 1,300,000 and let at AED 75,000 produced a gross yield of 5.77 per cent, 5.00 per cent after service charges, and a first-year total return of about 3.47 per cent on equity once amortisation was counted and no price growth assumed (3.04 per cent if the one-off purchase costs are included). Treat any yield quoted without service charges as incomplete.
