What it is good for, and what it is not
For most of our clients the residence option is not a trophy, it is infrastructure. It makes daily life on the ground simpler, opens certain banking products, gives a family predictability, and leads to the Emirates ID.
What it is not is a tax structure. A residence permit alone does not move your tax residence, and acquiring one for that purpose without addressing everything else creates problems at home rather than solving them. The UAE has its own federal tax framework[5] and participates in the automatic exchange of financial account information,[6] so the assumption that a visa makes anything invisible is simply wrong.
Nexus Bridge experience We rarely see the application in isolation. In practice it comes after the purchase and after the bank account, in that order, because the title is the basis of the application and the account carries the payments.
Documents: the main applicant
| Document | Requirement | Category |
|---|---|---|
| Property title document | current copy; all titles if several properties are combined[4] | Official rule |
| Bank confirmation | only for a financed property: a no-objection certificate that the lender does not object to its use for the application | Bank practice |
| Passport copy | complete and legible, including the page with photograph and signature | Official rule |
| Passport photograph | biometric format, recent, in colour | Official rule |
| Biometrics | captured in person in the UAE | Official rule |
| Medical examination | at an approved facility in the UAE | Official rule |
Documents: spouse and children
Family members are sponsored through the main applicant. In addition to a passport copy, photograph, biometrics and medical examination for each person, you need:
- Marriage certificate, attested by the UAE embassy in your home country, then super-legalised by the Ministry of Foreign Affairs in the UAE.
- Birth certificate for each child, the same route.
Nexus Bridge experience This attestation chain is the real time sink. It runs through two countries and two authorities, it cannot be accelerated, and it can only be started early. Applicants who already hold legalised certificates are weeks ahead of those who begin the chain when the title deed arrives.
The process in seven steps
- Assemble the documents, complete, for the main applicant and every accompanying family member.
- Attestation in your home country, marriage and birth certificates through the UAE embassy.
- Super-legalisation in the UAE, by the Ministry of Foreign Affairs.
- Submit the application, to the competent federal authority, ICP,[2] or the immigration authority of the emirate.[7]
- Biometrics, for every person.
- Medical examination, for every person, at an approved facility.
- Visa and Emirates ID, issued on approval, with the Emirates ID applied for immediately afterwards.
When the property is mortgaged
Does the property have to be debt-free? On the practice we know, not necessarily, but the financing bank must expressly not object to the use of the property for the application. That confirmation is a separate document with its own processing time and belongs early in the schedule, not at the end.
Bank practice Whether a bank issues the letter, and on what conditions, depends on the institution and on how far the loan has been repaid. If a residence option is part of your plan, it should be considered when you choose the financing, not two years afterwards. We cover how lenders differ in the page on UAE banks and non-residents.
The five most common mistakes
- Selling the property during the term. The permission depends on continued ownership; a sale in year eight costs the remaining years.
- Starting the attestations too late. The application then waits on a piece of paper travelling between two ministries.
- Incomplete passport copies. If the signature page is missing, the file comes back.
- Forgetting the bank letter. For financed properties this is the standard cause of delay.
- Ignoring the tax question. A residence permit is not a change of tax residence, but it can raise questions that are much easier to answer before than after.
If you are buying with financing anyway, read the non-resident mortgage guide and the down payment calculation first, the AED 2 million threshold interacts with how much equity you commit.
