Property management in Dubai, and what it costs you not to have it

A let apartment is a small business with a foreign owner. Here is the full scope a manager should carry, the rules that cap what you can charge, and the four line items that quietly remove a point and a half of yield.

What a manager must cover The entire operating side of the unit: a market rent calculated against the Dubai Land Department rent index,[1] marketing, tenant selection with a background check, the tenancy contract, collection and administration of payments, move-in, day-to-day contact, maintenance, renewal or exit, and regular reporting to you. As an owner abroad you should not be involved in the daily running at all.

A let apartment in Dubai is not a passive investment. It is a small business: cheques expire, air conditioning fails, contracts end, service charges fall due. The difference between good and poor management does not show in the first year. It shows at the first change of tenant.

How to read this guide. Every statement is labelled: Official rule a binding requirement set by the central bank or an authority · Bank practice terms set by individual banks, which can change at short notice · Nexus Bridge experience what we observe in live mandates · Worked example an illustrative calculation, not an offer.

The scope, phase by phase

PhaseWhat is handled
Preparationmarket rent calculated from current comparables and the rent index; professional presentation of the unit including good photography
Marketinglisting across several channels and agencies; coordinating viewings and negotiations; regular feedback to the owner
Contractdrafting the tenancy agreement; background and credit check on the tenant
Paymentsreceiving and administering the cheques or transfers
Move-indocumentation, coordination with building management, condition report
Runningdirect contact for the tenant; coordinating trades and maintenance; regular status reports
End of termreview three months before expiry: renew or exit
Move-outcoordinating the handback, condition report, recording damage, pursuing claims
Renewalrent adjustment based on the index, coordination and documentation

Nexus Bridge experience Our own mandates run for twelve months from the start, deliberately: a management year contains exactly one complete cycle, letting, operation, and the renewal-or-exit decision.

How the rent is set

On a first letting you are largely free, limited by what the market bears. On renewal you are not. Official rule Whether and by how much the rent may rise is governed by the rent index of the Emirate of Dubai.[1] The calculator is public, your tenant can consult it as easily as you can.

Current rent is below the market average byPermitted increase
less than 10 %no increase
11 to 20 %5 %
21 to 30 %10 %
31 to 40 %15 %
more than 40 %20 %
The first number decides years, not months A first rent set too low cannot be corrected freely later, the scale above only allows a catch-up in steps. So the opening rent belongs in an honest comparison exercise, not in the optimistic figure from a sales conversation. The opposite case exists too: a deliberately low opening rent, planned as such, can be the right call, see case study 01, where it let the unit in four hours and the increase was scheduled from the start.

Payments and cheques

Annual rent in advance is the norm in Dubai, commonly split into one to four post-dated cheques. The trade-off is direct: fewer cheques usually buys a better price, more cheques widens the pool of tenants. Both require a UAE account to bank them, which is one more reason an overseas owner needs one, see opening a UAE bank account.

Renewal and move-out

Official rule A rent increase is only effective if notice is given at least 90 days before the tenancy expires.[2] Miss it and the contract renews at the old price for a full year.

Nexus Bridge experience This is the least glamorous task in property management and the one with the highest return per hour worked. On properties we manage we keep a calendar with a reminder three months before expiry, check the current index value and serve the notice in time. On a unit let at AED 75,000 with a 10 per cent increase available, a forgotten message costs AED 7,500.

What really eats the yield

Worked example A real example, from a mandate published in full: an apartment of 591 square feet in Dubai Marina, let at AED 75,000 a year.

ItemPer yearShare of rent
RentAED 75,000100 %
Service charge (591 sqft × AED 17)− AED 10,04713.4 %
Management (5 %)− AED 3,7505.0 %
Two months of vacancy, if it happens− AED 12,50016.7 %

The gross yield on that property is 5.77 per cent. After the service charge alone it is 5.00 per cent, three quarters of a percentage point removed by a single line most calculations omit. Two months of vacancy would have consumed the entire annual surplus.

All four of our published properties, taken from gross to net to return on equity on one page, with the market average and the rent-increase slabs: Dubai rental yield, realistically.

Frequently asked questions

What does a property manager in Dubai actually do?
The whole operating side of the unit: setting a market rent against the Dubai Land Department rent index, marketing, tenant selection with a background check, the tenancy contract, collecting and administering payments, move-in, day-to-day contact, maintenance, the renewal-or-exit decision and the move-out inspection, with regular reporting to the owner. An overseas owner should not be involved in the daily running.
Can I set the rent freely?
On a first letting, largely yes, limited by what the market will bear. On renewal, no. Whether and by how much you may increase is governed by the Dubai Land Department rent index. The calculator is public, and your tenant can use it too.
How much notice is required for a rent increase?
At least 90 days before the tenancy expires. Miss the deadline and the contract renews at the old rent for a full year. On a property let at AED 75,000 with a 10 per cent increase available, that omission costs AED 7,500.
How are rents paid in Dubai?
Annual rent in advance is the norm, commonly split into one to four post-dated cheques. Fewer cheques usually means a better price for the landlord; more cheques widens the pool of tenants. Cheques require a UAE account, which is one of the reasons a non-resident owner needs one.
What is a service charge and how much is it?
An annual charge per square foot levied by the owners' association for the building and its common areas. In a well-maintained tower AED 15 to 25 per square foot is normal. On 591 square feet at AED 17 that is AED 10,047 a year, around 13 per cent of a typical rent, and the cost most often left out of a yield calculation.
What does management cost?
Commonly a percentage of the collected rent. In our own calculations we model 5 per cent, which on AED 75,000 of rent is AED 3,750 a year. Compare on what is included, a low headline rate that excludes marketing, the renewal process and the move-out inspection is not cheaper.
Does a manager guarantee the rent?
No honest one does. What a manager can influence is time to let, tenant quality and whether the renewal is handled within the deadline. Anyone promising a guaranteed return is selling something else.
What matters most for how fast a unit lets?
In waterfront locations, the view and the floor. In one of our mandates an apartment with a full sea view was let within four hours; the same unit facing the neighbouring façade would have stood empty for weeks and given way on price. Vacancy, not the headline yield, is what decides a first year.
