Who you are, where you live, what you earn and how, where the deposit comes from, what you are buying.

Identity and address
| Document | What it proves | Form |
|---|---|---|
| Passport | Identity, nationality, validity (usually six months minimum) | Colour copy of all pages with stamps; original at signing |
| Proof of address | Country of residence, which drives the bank's policy and the reporting regime | Utility bill or bank statement under three months old |
| Visa or residence permit of your home country | Residence status where you are not a citizen | Copy |
| UAE entry stamp or visa page | Some banks record it for non-residents | Copy, if you have visited |
Official rule The country of residence, not the nationality, is what the bank's policy keys on. It decides which reporting regime applies (CRS for most of the world, FATCA for US persons) and whether the country is on the bank's accepted list. What changes by country is in Dubai mortgages by nationality.
Income, by how you earn it
Bank practice The bank works from the income it can verify most easily, and the proof depends on how you earn:
| If you are | The bank asks for | What it is checking |
|---|---|---|
| Employed | Last three to six payslips; employer letter stating position, start date, salary; employment contract; last tax assessment | That the salary on the payslip arrives in the statements, that the job is stable, that the employer exists |
| Self-employed or business owner | Two to three years of accounts, tax returns, company registration, shareholder register, twelve months of business statements, accountant's letter | Whether the income is sustainable and how much of it is actually yours (dividends and salary, not turnover) |
| Both | Both sets | Nexus Bridge experience Expect the bank to lean on the salary; in case study 02 the business income played almost no role |
| Retired or living from assets | Pension statements, investment statements, rental contracts | Regularity and durability; some banks accept asset-based assessment |
Official rule All loan payments together may not exceed 50 per cent of income.[1] Foreign income is converted to dirhams and usually assessed with a haircut, because the bank lends in a currency you do not earn. The self-employed file is its own subject: mortgages for the self-employed.
Bank statements: what the analyst reads
Nexus Bridge experience Six to twelve months of personal statements from the account your income arrives in. This is the document the analyst spends the most time on, and this is what they look for:
- The salary credit matching the payslip, on a regular date, from the employer named in the letter.
- No returned payments, no overdraft breaches, no gambling transactions, no unexplained cash deposits.
- Existing loan payments, which count against the 50 per cent cap whether you mention them or not.
- The deposit accumulating or arriving from a traceable source.
Bank practice Statements must be complete, every page, from the bank's own system or portal with the bank's name and your name on each page. Screenshots and edited PDFs are refused.
Source of funds
Official rule Every bank must evidence where the deposit comes from; it is an anti-money-laundering obligation on the bank, not a judgement of you. What resolves it is a straight line: the money in one account, its origin documented.
| Origin | Evidence |
|---|---|
| Savings from salary | Statements showing the accumulation |
| Sale of a property | Sale contract, completion statement, credit on the statement |
| Sale of a business or shares | Agreement, transfer confirmation |
| Inheritance or gift | Probate or grant, gift letter, donor's statement |
| Loan against another property | Loan agreement, drawdown confirmation; the instalment counts against the cap |
The property file
| Document | Source |
|---|---|
| Signed sale agreement (Form F / MOU) | Broker or seller |
| Title deed (completed) or Oqood (off-plan) | Seller, via Dubai Land Department[2] |
| Seller's passport copy | Seller |
| Service charge statement showing no arrears | Building management |
| Valuation | Ordered by the bank; you pay, about AED 2,600 |
| Developer NOC (off-plan and some completed buildings) | Developer |
Official rule The bank lends against the lower of price and valuation. If the valuation comes in below the price, the difference is yours to fund in cash. The full process from agreement to transfer is in the buying process guide.
Pre-approval
Bank practice A pre-approval is the bank's written indication, from the income and identity documents alone, of how much it would lend. It is valid for 60 to 90 days and costs little or nothing. Nexus Bridge experience We do not let clients negotiate without one. Sellers in Dubai distinguish sharply between an offer with a pre-approval and an offer without, and the price you achieve reflects it.
Timeline
Nexus Bridge experience The two items at the top are the ones that decide the calendar, and both are independent of the property: start the bank account and, if you are not flying in, the power of attorney on day one. The remote route in full is in financing without an Emirates ID.
Five reasons files stall
- Statements from the wrong account. The income arrives in account A, the statements are from account B.
- A payslip the statements do not confirm. Different amount, different date, different payer name.
- Undeclared existing loans. They appear in the statements anyway and now the analyst wonders what else is missing.
- Deposit that moved through several accounts. Three transfers in six weeks with no paper trail.
- Documents not in English without certified translation, or a power of attorney with only an apostille.
